Expect $2,100 – $5,500 for an average 150–220 linear ft. perimeter run, with soffit & fascia (combined) installed at $14.00 – $25.00 per linear ft.

What do soffit and fascia do for your house?

Fascia boards run horizontally along your lower rafter edges, creating a straight mounting plane and capping off the exterior structural framing. Soffit panels cover the underside of your eave overhangs, closing the gap between exterior siding and rafter tails. Together, they prevent wind-driven rain from blowing directly into your attic cavity. Vented soffits also draw fresh outdoor air upward into the attic, expelling trapped moisture before condensation forms.

What details influence the installation price?

Perimeter length and eave height are the primary factors in pricing. Working off ladders on steep, two-storey drops takes longer than trimming out a single-level rancher. Wide eave overhangs require extra panel material and specialized intermediate nailer backing. If your existing wood fascia boards have softened from weather exposure, we must replace that timber backing before capping it with metal trim. Corner miter cuts also require precision time.

Which materials work best along exterior eaves?

Aluminum and vinyl are the most popular choices for modern eave trim. Aluminum fascia capping provides a crisp, weather-resistant barrier that never rots or requires surface scraping. Continuous perforated aluminum or vinyl soffit panels maximize continuous airflow into attic spaces while keeping birds, bats, and wasps from nesting under your eaves. We fasten all panels with stainless steel or colour-matched aluminum nails to avoid rust.

Our eave installation process

  1. 1

Rafter tail inspection — we inspect exposed rafter ends for moisture rot and verify that framing provides solid nail backing.

  2. 2

Fascia sub-board prep — we replace any weathered wood sub-fascia with treated lumber to create a true, straight perimeter line.

  3. 3

Vented soffit hanging — we secure receiver channels and slide in vented panels to allow continuous upward airflow into attic spaces.

  4. 4

Fascia cladding capping — we custom bend and nail protective metal fascia cladding over the wood backing boards.

People also ask

Why is attic ventilation through soffits essential?

Vented soffit panels draw cool, dry air into your attic space, creating continuous airflow that pushes hot, damp air out through upper vents. This prevents winter condensation from rotting your attic framing and rafters.

Can you install new soffit under old wood?

Yes, as long as the existing wood structure is completely dry and structurally sound. We fasten aluminum receiver channels right over the existing wood framing to hold clean, maintenance-free panels securely.

What causes fascia boards to rot?

Fascia boards rot when overflowing runoff creeps backward under eave edges or when water pools behind exterior trim. Once moisture penetrates unsealed wood end-grain, wood rot spreads quickly across the rafter tails.

Which is better for eaves: aluminum or vinyl?

Aluminum is ideal for fascia capping because it bends crisply over sharp framing corners and will not warp. For soffit undersides, both aluminum and vinyl perform exceptionally well at providing continuous, insect-free attic ventilation.

If your house also needs small cladding patches or complete envelope work, we provide siding repair or can schedule a full siding replacement.
